I know it’s been more than a day (decided to have a lazy Monday for once!) since I posted a property deal in Croydon for you.
However, I’ve come up with a good one!

Price: Excess £400,000 (lets say £415,000)
Rent: £2150pm (being quite conservative here – it’s a good location, near East Croydon Station, near local amenities, good spot in general. It will rent very easily (we have recently rented a fair amount in the area).
Yield: 6.22%
Now you may be thinking after looking at those floorplans that you can turn one reception room (dining room) into a bedroom and maybe rent each room as a HMO. Well from the initial browse over, some of the rooms are too small to comply with HMO regulations. In my opinion, you would be better (and easier off in this particular case) renting it out to a family.

If you are a thinking about becoming a landlord in the Croydon area, you must be made aware of the Croydon Private Rental Property Licence and its mandatory £750 fee. If you don’t pay, there is a £20,000 fine. Feel free to call me to discuss this.
