I’m not sure why, but recently I’ve had almost 3 – 4 calls a day from landlords and home-owners, asking me about what their property is worth and if its worth selling. I think it may be to do with the fact that a lot of you may not know what your property is actually worth. When I tell most people the value of their own home, or their investment property, the response, 90% of the time, is ‘Really???’.
So, I was just looking through the back-end of Rightmove (where Agents create comparable material) and this property on Canning Road, Croydon, CR06QF popped up.
It was sold in 2014 for £175,000. It was again sold just last month for £335,000. That’s quite a jump in price wouldn’t you say? Overvalued? Not really, £335,000 is the going rate for these roads in East Croydon.
I’m in the process of picking up a property on Canning Road as we speak for £310,000. In my eyes, for a 2 bed, being this close to the station and a current rental income of £1300pm, it’s a good deal. I think I know what this flat will be worth in 5 – 7 years, so I’m holding on to it!
