It’s known that these are peak seasons for Estate Agents, but why does that affect prices of rentals and sales prices? Well, it could be many reasons, but as most of you know, I run an estate agency, so I have the unique advantage of actually asking 50+ potential tenants a day on why they are in such a rush to find a property.
The number 1 reason was that their kids schools are starting again in September. In order to get your kid into a specific school, you may have to be within a catchment area. Now lets think about this, what is more important, getting your loved child into the school you have always wanted them in, or saving on £50pm rent or £5000 to £10,000 for your new home to complete in time.
YES, YOU WANT YOUR KIDS TO BE IN THE SCHOOLS THEY DESERVE TO BE IN! .
Suddenly, £50 per month extra for your rent is not really a problem. Neither is that £5000.
As a landlord / seller, you should be taking advantage of this, and driving your agent for higher prices on your property. In the last two months, we have been renting 2 bedrooms up to £1300pm, part furnished and three bedrooms at £1550pm and 4 bedroom houses at £1800pm! Those prices won’t hang around until November. Maybe not even October. We have also sold properties well above their asking prices. Yes, it’s hard work. Yes, it takes a lot of time. But we love it. I love it. Your agent should love it.
